Pressure Washing

In order to provide a clean and safe environment, where workers and clients want to do business, you keep the inside of your buildings clean and organized. You sweep and wash your interior floors, dust your shelves and decorate. Sadly, if you do not pay the same attention to the exterior of your properties some potential customers may never make it through the front doors!

Clean, and debris free sidewalks, entryways and pathways, simply look better and are safer. A clear path leading to your establishment leaves a great first impression! Pressure washing  of sidewalks, building entryways, trash enclosures, and parking garages is the only way to remove the accumulated dirt, grime, oil, grease, and stains from food and drink that are unsightly and often hazardous to your property. Regularly scheduled pressure washing, especially when combined with day-porting services, will work wonders in terms of maintaining your commercial properties curb appeal.

The most professional pressure washing companies will use the following best practices

  • Contain wash water and contaminants. Used water must be recovered and appropriately disposed of.
  • Use good sense when it comes to temperature. Not all applications will require high temp water.
  • Sweep before spraying

If your property is in the California Bay Area, and more specifically Concord, Walnut Creek, Benicia, Pleasant Hill, Napa we WELCOME the opportunity to show you how we can keep your property looking its best and protect your investment!

Parking Garage Sweeping and Cleaning

Because parking structures are generally enclosed, it may be easy to underestimate the need for regular scheduled sweeping, but the reality is that these garages need more attention than open air parking lots. Less open air means less ventilation, and this prevents pollutants and other toxins left behind by vehicles from escaping, which results in a buildup of these materials. The space inside parking garages is also often dry, making it ripe for dust. All of this makes them difficult to clean and potential health hazards.

Be sure that you are using an experienced, professional maintenance company, and make sure that they are using only the best equipment to get the job done. The best street sweepers on the market will include a water system which keeps dust down, and full LED safety lighting. Our Schwarze Super Draft Up-Vac is also equipped with  a sophisticated water cooled electronic fuel injection 30 HP auxiliary engine, and the industry leading Schwarze WhisperWheel™ Fan Technology. Regularly scheduled sweeping with professional equipment along with periodic pressure washing is a winning combination for the properties that we service!

Before you contract your street sweeping company, make sure that they have supervisors in the local area who are familiar with the specific locations. The company should be available 24/7 to respond to any emergencies that may arise and they should maintain regular communication with your property managers to always ensure that the property stays looking its best, and any issues that come up can be quickly dealt with.

Trespassing and Safety

Is trespassing a problem at your property!? Are the homeless making themselves at home?? The highly influential broken windows theory is based on the notion that homelessness and other forms of disorder signal to potential criminals that the police are not monitoring a particular area, leading to more crime.

Graffiti, broken windows and excessive trash dumping, if not taken care of on a regularly scheduled basis, can snowball and quickly become a situation that spins out of control resulting in further damage to properties, potential criminal activity, an overall reduction of value in the area and ultimately costing stakeholders more money.

An experienced commercial maintenance company can make homeless cleanup simple, by being proactive, and consistent in its approach to property maintenance ensuring that your property does not invite the wrong kind of visitors. The exterior of your buildings and their parking lots give off that critical first impression to visitors, help promote a safe environment and protect your important investments.

Day-Porting, what the heck is that!?

Do you know what Day-Porting is, or what a Day-Porter does? Day Porters are more than simply exterior janitors. These professionals are an important component of any efficient maintenance program who, in addition to keeping the outside of your property looking its best, serve as your eyes and ears and are trained to identify and report any issues as soon as they arise.  This allows property managers to rest easy knowing their sites are in the best hands possible.

Uniformed Day Porters should be in constant communication with operations staff to be sure that issues are being resolved as quickly as possible. They must be trained to immediately report any safety concerns or other necessary maintenance issues. A good maintenance company will perform regular inspections to ensure that all work is in accordance with high company standards. Additionally, field supervisors must be utilized to regularly perform inspections, and provide training as needed.

Wherever your commercial properties are located, make sure that the day porting done there is of the upmost quality and keep the things we have discussed in mind. Remember, day-porters are more than just janitors, and can make a huge difference in keeping your property looking its best!!

HOW to best clean your commercial solar panels

You’ve made the commitment to take your commercial property solar! You recognize the good investment that you’ve made and are committed to protecting it and seeing your ROI come sooner than later.

So, what’s next? We WELCOME the opportunity to show you how to ensure that your solar system is performing it’s best, and delivering what it promised.

We know that panels exposed to the elements, no matter where you are located, require professional cleaning at least every 6 months. Rainwater alone is simply ineffective in removing buildup that leads to capacity reduction.

But how? With many different methods being used out there, how do I know which is best?

Every solar farm/system is different and a number of factors go into what ultimately become the prescribed solution but there are a few absolutes that should not be ignored

  • The right equipment.
    • Nothing gets the job done better and more efficiently than a long brush with dual rotating heads. We prefer the iKarcher Solar equipment in general and their iKarcher Solar Brush (see more) is hands down the best
  • The right water.
    • The right brush is critical, but if you are running pressurized HARD WATER through them, you may be doing more harm than good.
    • We recommend and use only clean softened water.
  • The right professionals.
    • Find professionals that have experience, and a solid reputation. Capable, trained technicians maximize efficiency while always working smart and SAFE.

Commercial Solar Panel Cleaning

What to know about maintaining your commercial solar panel investment.
Apart from lowering the carbon footprint of your business and contributing to a healthier environment and local community, your solar panel investment is designed to help you save money over the long term.
Depending on the size of location, commercial solar panel installation can run from tens to hundreds of thousands of dollars! That is an investment worth protecting!!
We know that dirt, dust, dirt, pollen, bird droppings and other material can negatively impact solar panel performance with losses in efficiency of up to 25% if not cleaned properly. A loss in output means a slower payback period on the system, and diminished returns overall.
Various studies have found that regular cleaning alone (1-2 times per year) was “the number 1 way to maximize energy production”. Time and again it has been shown that rainwater is simply not a sufficient way of cleaning the panels. Professionally cleaned solar panels have a 14% higher electricity output than those simply washed with rain water.
How often should I clean my solar panels? In general, having your panels cleaned 1-2 times per year is enough to keep them performing their best. Most businesses have their systems cleaned during the spring, and sometimes again near the end of the year. Of course, where you are located, and what you are located near (sources  of pollution) can be a determining factor in terms of cleaning frequency.
After you have made the decision to protect your investment and schedule regular cleanings, the next critical question is HOW will I have my panels cleaned? There are many different methods being used out there, and in our next entry we will discuss further. We WELCOME the opportunity to show you how to keep system at peak performance!
